Euphoria Estate - new building.

I've added a nice video of an almost complete building in Euphoria Estate. A big challenge of this project was that the erf is situated with the long side North/South, thus very little room for north-facing windows. Another challenge came from the client brief - the interior of the house was to be devided into two distinct parts - two bedrooms in the front, seperated from the two bedrooms in the rear by the living spaces. What areas do I work in, and where is my office?

http://sahometalk.com/index_files/contact.html Where are you situated? I work from both Clubview in Centurion and Croyden in Kempton Park. That said, I have done building plans from down in Simons Town to up north in Jane Furse, west out to Kuruman and all over other parts of South Africa. Most of the building plans I do is in Tshwane, Centurion and Pretoria, although I’ve worked extensively in Roodepoort and surrounds, Midrand, Kempton Park and other areas of Gauteng. Building plans when selling

I am getting calls daily now from home owners who have sold their homes, with the provisio that the building plans must be intact. They go to the building control office and find out that the building plan is either not available, or completely out of date. I recommend that you check your building plan before you start advertising your home, or contacting an agent to sell your home. Once you do have your building plan, do not ever give it to anyone, not even your estate agent. Make copies, and only give out those copies to those who need it, such as banks. Certificate of occupancy

After the building is complete, the home owner, or his builder, still needs to get an occupancy certificate. This is the last part of the building process, but almost the most important part. Without this, your building plan will lapse in a year's time. Also, banks increasingly demand this document be in order before they will give a loan.
